How much does office cleaning cost in Portland?

Almost every office cleaning price is the same sum underneath: hours of work, times a rate. The quote you get is only as useful as the hours behind it. We don’t print dollar figures in a guide, because a number from a website won’t match your space. Here is how the price is built, so you can read any quote and know what you’re buying.

How much is office cleaning?

It depends on how many hours your space needs, and that depends on the building, not on a standard price list. A small office with one restroom and a kitchenette is a short visit. A two-floor office with a full break room, several restrooms and daily client traffic is a long one. Two offices on the same street can get very different quotes and both be fair. Offices usually need more hours than a home, which is why commercial cleaning typically costs more in total; for how the two differ, see our guide to what commercial cleaning includes.

What is the hourly rate for office cleaning?

Hourly rates vary from company to company, and the rate alone tells you very little. A low rate paired with too few hours produces a rushed visit and missed corners; a higher rate with realistic hours often costs the same and gets the job done. When you compare what a cleaning company charges per hour, always ask how many hours a visit assumes. The rate times the hours is the real price.

Cheerful uses one flat hourly rate for every space. You can see how that works on our pricing page; the rate itself is something we give you in your quote, not in a blog post.

How is commercial cleaning usually priced?

Commercial cleaning is usually priced one of four ways. Each can be fair, and each can hide a problem.

Hourly

You pay a rate for the hours worked or estimated. It’s the most transparent model, because the arithmetic is visible. The risk is an open-ended estimate, so ask for a fixed number of hours per visit.

Per visit

A set price each time someone cleans. It’s easy to budget, as long as the written scope says what a visit includes. A per-visit price with no task list is hours in disguise, with the hours kept private.

Flat monthly contract

One price a month for an agreed schedule. It suits steady spaces. Check what happens in a month with a holiday, an extra event or a missed visit, and how long the contract runs.

Per square foot

Price follows floor area. It’s a quick way to compare buildings of different sizes, but it ignores what actually takes time: restrooms, kitchens, foot traffic and floor types. Two 3,000-square-foot offices can need very different hours. Treat it as a rough starting point, never the whole quote.

What moves the hours?

Nine things do most of the work in setting the number:

A conference room with a long table and chairs, reset and ready for the next meeting

Why can the first visit cost more?

Office deep cleaning is a one-time, longer visit that brings a space up to a clean baseline, so every visit after it only has to maintain that baseline. It’s a reset, and it’s often the right start for a space that’s been coasting; a space already on a good rhythm may not need one. It costs more because it takes more hours, spent on the edges, tops and backs that regular visits never reach.

When a space needs one and skips it, the first month of a new schedule is spent catching up. Either way, frequency then starts to help. A space cleaned often needs fewer minutes per visit than one cleaned rarely, because less has built up in between.

What does office cleaning include?

A standard office cleaning covers the rooms and surfaces people use every day, and anything beyond that varies by company, so ask for the scope in writing. Our guide to what commercial cleaning includes sets out the scope and the exclusions, and the office cleaning checklist sorts the tasks by how often they happen.

How do you compare office cleaning quotes?

Ask every company the same six questions, and compare the answers rather than the totals.

A quote that can’t answer these is a total with nothing behind it. If you want a second comparison point, you can request a quote from us.

What are the warning signs in a quote?

A few patterns should slow you down before you sign anything.

How does Cheerful price office cleaning?

One flat hourly rate, whatever the space. The quote is the number of hours, and you get an exact price: a real number over one phone call for smaller spaces, after a walk-through for bigger ones. It isn’t a range that moves later. If your space needs a deep-clean reset first, it’s priced as hours like everything else, and then frequency finds the right minutes per visit.

You get photos after every visit, and if something’s off, tell us within 24 hours and we’ll come back and make it right — free. Details are on our pricing page, and the office cleaning service page covers how a visit runs. For the rest of what we do, see commercial cleaning in Portland.

Common questions

How much does commercial office cleaning cost?

It’s the number of hours your space needs times an hourly rate, so it depends on size, restrooms, kitchens, traffic, frequency and starting condition. The honest way to get a figure is a quote based on your actual space. We give an exact price after one call or a walk-through.

What is the hourly rate for office cleaning?

It varies by company, and the rate means little without the hours a visit assumes. Cheerful charges one flat hourly rate for every space and puts it in your written quote. Ask any company for both numbers, the rate and the hours, before you compare.

Why does a deep clean cost more?

Because it takes more hours. A deep clean reaches the buildup that regular visits skip, so it’s priced as hours like any other visit. Spaces that have been coasting often start with one; after it, regular visits only maintain the result. What a deep clean covers is in our guide to what commercial cleaning includes.

What does office cleaning include?

Restrooms, the kitchen or break room, floors, trash and recycling, desks and meeting tables, entry glass and high-touch surfaces. Your quote should list the tasks in writing. Our guide on what commercial cleaning includes covers it in detail.
