HOA and condo common-area cleaning in Portland

We are an owner-run company, and HOA cleaning in Portland is a core part of our work: the shared spaces of condo buildings, apartment communities and associations, from Portland towers to the planned communities around Beaverton and Hillsboro. You get a contract, a schedule, and a photo record after every visit that your board can check.

The common areas we clean

Condo common area cleaning is the shared space residents and guests see every day. Apartment common area cleaning covers the same ground. For most buildings that means:

Your building may need more or less. The list written into your quote is the list we clean, every visit. For what a written scope should cover, see our guide to what commercial cleaning includes. Frequency is set area by area: lobbies, elevators and shared restrooms usually come up on most visits, while a clubhouse might be cleaned weekly, or after it has been booked.

On contract, on a schedule

HOA janitorial work should not depend on who happens to show up. After a walk-through we write one standard for your property into the quote: which areas, how often, and what done looks like. Cleaning can run early, late or on weekends, so residents are not stepping around us.

The price is a flat hourly rate, and the quote is an exact figure, not a range that moves later. See how pricing works, or request a quote for your building.

A photo record the board can check

After every visit we photograph the work and send the photos to you. They are easy to forward, so a manager can share them with the board without a site visit.

The photos are taken after the clean, area by area, so a board member who has never opened the mailroom door can still see how it looks.

They also settle the question that comes up at every association: was it done? When a resident says the stairwell was missed on Tuesday, you open Tuesday’s photos. Put them on screen at a board meeting and the conversation moves on.

How we start

We walk the building with you or your manager and ask how each space is used: which entrances take the most traffic, when the clubhouse is booked, and where residents have been complaining. The quote lists the areas, the visit schedule and the standard. Our first visit brings every area up to that standard, and later visits keep it there.

One point of contact, and the paperwork

You reach an owner directly, by call or text, at (503) 847-2829. Managers and board members change. The number for the building does not.

We are insured. A certificate of insurance is available on request, and we can have it to you before the first visit. If your governing documents or management agreement ask for the association to be named as an additional insured, tell us up front and we will make the request with our insurer.

If something is missed: Tell us within 24 hours and we’ll come back and make it right — free. Managing several properties? Our commercial cleaning page covers the rest of what we do, including move-out and make-ready cleaning for units that turn over.

HOA cleaning questions

How do you report to the board?

We take photos after every visit and send them to you. They are easy to share, so a manager can forward them to the board, or put them on screen at a meeting. If anyone asks whether an area was cleaned, the photos from that visit answer it.

Can you add the association as an additional insured?

Ask, and we will arrange it with our insurer. We carry general liability insurance. A certificate of insurance is available on request, and we can have it to you before the first visit. Tell us what your governing documents or management agreement require, and we will take it from there.

Do you clean outdoor areas or parking garages?

No. We clean interior common areas only: lobbies, halls, stairwells, elevators, mailrooms, clubhouses, fitness rooms, restrooms, and the inside of trash and recycling rooms.

Do you do floor refinishing?

No. We clean floors on every visit, but we do not refinish them. If your lobby floor needs that work, a flooring specialist is the right call.

How is it priced?

A flat hourly rate, with no packages. Once we have walked the building and written the standard, you get an exact quote. See pricing for how it works.
