Can you clean while other trades are still working?

No. We don’t work while trades are still in the space. We come in after the punch list is closed, and again for a touch-up before move-in if you need one.

Do you remove debris or haul away materials?

No. We don’t haul debris, leftover materials or packaging.

Do you deal with lead, asbestos, silica or chemical residue?

No. If a project involves any of these, it needs a specialist. We handle ordinary construction dust and the final clean.

Do you clean exterior windows, ducts or floors that need stripping?

No. We don’t clean exterior windows, pressure wash, reach above a step stool, clean HVAC or ductwork, or strip, wax or seal floors.

The punch list is closed, the trades are gone and the space is ready to hand over. What’s left is dust. Cheerful Cleaning is an owner-run commercial cleaning company, and we do the final clean on tenant improvements and office remodels in Portland, Beaverton, Hillsboro and Vancouver, WA, then document the result with photos.

When does the final clean happen?

After the contractor’s punch list is closed and the space is enclosed and handed over. That’s the point where the debris is gone and nobody else is working in the space, so what we clean stays clean.

We also do a touch-up clean before move-in, for the dust that comes with furniture delivery, cabling and last-minute installs.

On larger projects, we work in phases, as finished areas are handed over: a floor, a suite or a wing at a time, rather than waiting for the whole building. Tell us the handover schedule and we’ll plan around it.

For a contractor, that means one call to schedule the clean, and a space you can release to the client without chasing loose ends. For a property manager, it means the suite is ready for the tenant’s first walk-through.

What the final clean covers

Construction dust gets into everything. The scope is written into your quote, and it usually includes the following.

Dust and drywall film. Wiped from every surface: sills, ledges, shelves, door frames, trim and the tops of things.
Stickers, labels and tape. Manufacturer stickers, protective labels and leftover tape come off.
Interior glass and frames. Windows from the inside, storefront and office glass, and conference-room walls.
Cabinets and drawers. Inside and out, including the dust that settles in a drawer nobody has opened yet.
Fixtures, sinks and restrooms. Toilets, sinks, mirrors, faucets and partitions, cleaned top to bottom.
Light switches and outlet covers. Wiped, along with door hardware.
Vents and grilles. The ones we can reach from a step stool.
Floors. Vacuumed and damp-mopped.

What we don’t do

Post-construction is a narrow job, and we’d rather say where it ends than leave it vague in the quote. These are outside our scope, in writing.

We don’t haul debris or materials. The space should be cleared before we arrive.
We don’t work while trades are still working in the space.
We don’t handle lead, asbestos, silica or chemical residue.
We don’t clean exterior windows, pressure wash, or reach anything above a step stool.
We don’t clean HVAC systems or ductwork.
We don’t strip, wax or seal floors.

If your project includes any of these, a specialist should handle them, ideally before we come in. Your contractor will usually know who.

A final walk-through, with photos

When the clean is done, we walk the space and photograph it, then send you the photos. That makes the handover documented: you can show the owner, the landlord or the incoming tenant what the space looked like when it left your hands.

If something’s not right, tell us within 24 hours and we’ll come back and make it right — free. The photos mean we’re looking at the same thing.

Post-construction jobs start with a walk-through, because every project is different and you can’t price dust from a floor plan. We look at the space, ask about the handover date and any phasing, and write the scope down. The quote is an exact price, not a range that moves later.
