Move-out and make-ready cleaning in Portland
Move-out cleaning in Portland should leave a unit ready for the next tenant or the listing photos, with a record of the condition you handed over. We clean to a written list and send photos when we finish. Homeowners moving out are welcome too.
A unit made ready
Make-ready cleaning and rental turnover cleaning are the same job from two sides: the tenant is gone, and the next one is coming. For an apartment move-out, we clean:
- Kitchen, inside and out, including inside the cabinets, and the fridge and oven interiors
- Bathrooms, top to bottom
- Floors, vacuumed and mopped
- Interior windows and sills
- Baseboards
- Closets
- Light fixtures within reach
We agree the list with you up front, so the standard is written down before we arrive, and the result does not depend on who shows up. For what a written scope should and should not include, see our guide to what commercial cleaning includes. We clean empty units. If a tenant leaves belongings behind, tell us before the visit: we clean around what is there, but we do not haul it away.
Photos that double as the condition record
After the clean we photograph the unit and send you the set. They show what the next tenant is walking into, and they sit alongside your move-out inspection notes if a deposit question comes up later.
You can also use them to confirm the unit is ready without a trip across town. We photograph the open kitchen cabinets, the oven and fridge interiors, each bathroom, the floors and the closets, so the record covers the places that matter on a walk-through.
Why landlords schedule it
A unit that has been cleaned to a written list is quicker to list, easier to photograph and easier to show. It also means the next tenant starts from a known condition, and your inspection compares like with like. If you manage several buildings, you reach an owner by phone each time, not a call center.
Scheduled around move-out dates and inspections
Tell us the move-out date and when your inspection is, and we plan around both. We can clean early, late or on a weekend, so a unit does not sit empty longer than it has to. A single unit gets a number over one phone call. A building with several units turning over gets a walk-through. If a block of units turns over at month end, tell us early and we will say plainly what we can fit in.
The price is a flat hourly rate, and the quote is exact. See pricing, or request a quote. A certificate of insurance is available on request, and we can have it to you before the first visit.
If something is missed
Tell us within 24 hours and we’ll come back and make it right — free. The photos from the visit mean we are both looking at the same thing.
Managing a building as well as its units? We also clean HOA and condo common areas and turn over short-term rentals. Everything we do for businesses is on the commercial cleaning page.
Move-out cleaning questions
Do you clean inside the fridge, oven and cabinets?
Yes. Kitchens are cleaned inside and out, including inside the cabinets and the fridge and oven interiors. Tell us if a unit needs anything beyond the usual list.
What do you not do?
We do not shampoo carpets, paint, make repairs, clean building exteriors or haul junk. If a unit needs any of that, we will say so after the walk-through, so you can line up the right person.
Can I use the photos for a deposit dispute?
They are meant to double as a condition record. We photograph the unit after the clean, and you keep the set with your move-out inspection notes.
Can you work around my move-out and inspection dates?
Yes. Give us the date the tenant leaves and the date of your inspection, and we schedule around both, including early mornings, evenings and weekends.
How is it priced?
A flat hourly rate, with an exact quote rather than a range. One unit usually gets a number over a phone call. See pricing for how it works.
